Inner cities in India are witnessing a wave of developer-led private residential redevelopment post 2000. Structural issues in older unmaintained residential buildings, lack of amenities, increased land prices, increased permissible Floor Area Ratio (FAR), and densification policies are various driving factors of such redevelopment. It brings significant neighbourhood changes in the physical built environment and socio-economic characteristics that deserve attention from researchers. This paper presents the results of a Delphi survey with 37 experts in four categories (architects, urban planners, academicians and developers) to seek consensus in validating and prioritising a total of 18 causes and 36 implications identified through an in-depth literature review, further substantiated by field observations in Pune, Maharashtra. The results of the Delphi survey validated all of the selected indicators listed from the literature to be important in Indian context. Causes of redevelopment related to ‘housing market and policies supporting redevelopment’ ranked the highest, while the implications related to ‘built environment’ ranked the highest. The list of causes and implications of redevelopment presented in this paper would be useful to further conduct empirical studies in various Indian cities to inform future redevelopment policies.
